The information, scores, metrics, and analysis provided by Prelio are for informational and educational purposes only. Nothing on this platform constitutes financial, investment, legal, tax, or real estate advice.
You should not rely solely on Prelio's output when making any investment or purchase decision. Always consult a licensed real estate professional, financial advisor, or attorney before acting on any information provided by the Service.
Prelio sources data from third-party providers including RentCast, ATTOM, and public records. We do not guarantee the accuracy, completeness, or timeliness of any data displayed. Listing status, prices, and property details may lag real market conditions.
Automated valuations (AVMs), rent estimates, cap rates, and return projections are model outputs — not appraisals. Use them as a starting point, not a conclusion.
You may use the Service for lawful personal and professional research purposes. You may not:
Some features require an account. You are responsible for maintaining the confidentiality of your credentials and for all activity that occurs under your account. You must provide accurate information when creating an account and keep it up to date.
We reserve the right to suspend or terminate accounts that violate these Terms or that we reasonably believe are being used fraudulently.
All content, design, code, scores, and methodology on Prelio are the property of Prelio, Inc. or its licensors. You may not copy, reproduce, distribute, or create derivative works from any part of the Service without our written permission.
Third-party data is licensed from its respective providers and remains their property. Prelio's license to that data does not extend to you beyond your use of the Service.
The Service is provided "as is" and "as available" without warranties of any kind, express or implied. Prelio does not warrant that the Service will be uninterrupted, error-free, or free of viruses or other harmful components.
We make no warranty that any property score, return estimate, or market analysis is accurate, complete, or suitable for any particular purpose.
To the maximum extent permitted by law, Prelio, Inc. and its officers, employees, and affiliates shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of the Service — including investment losses, missed opportunities, or reliance on inaccurate data.
Our total liability to you for any claim shall not exceed the amount you paid us in the twelve months preceding the claim, or $100, whichever is greater.
These Terms are governed by the laws of the Commonwealth of Virginia. Any disputes shall be resolved in the state or federal courts located in Fairfax County, Virginia.
We may update these Terms from time to time. Continued use of the Service after changes are posted constitutes your acceptance. We will make reasonable efforts to notify registered users of material changes via email or in-app notice.
If any provision of these Terms is found to be unenforceable, the remaining provisions continue in full force and effect.
